A 6-room apartment in Park HaYam: should you convert it into 5 rooms?

Removing a bedroom to enlarge the living room and kitchen and add an island can make an apartment more enjoyable for your own use. But if you plan to rent it out and later sell it, we recommend keeping all six rooms. An additional bedroom has value in its own right in both the rental and sales markets.

An extra bedroom is a need, not a luxury

For a family that needs a separate room for another child, a larger living room cannot replace a bedroom. In our work, we have met tenants willing to consider a six-room apartment with a less spacious kitchen and living room simply because five rooms were not enough. Buyers and tenants who genuinely need six rooms therefore assess an apartment differently from those looking for five.

Changing the layout changes the competition

In May 2026, we observed a significant shortage of six-room apartments in Bat Yam. There were far more five-room apartments available. Some tenants who could not find a suitable six-room apartment had to consider more expensive mini-penthouses and penthouses.

When an owner converts a six-room apartment into five rooms, it starts competing with a wider selection of five-room properties. A buyer or tenant now compares it with that category. Money spent on a spacious living room and kitchen does not, by itself, secure a higher price.

A kitchen island or the sixth room?

A good kitchen matters. But for a family that needs an additional bedroom, a kitchen island does not compensate for losing it. A decision for your own home may therefore differ from one made for a future rental or sale. For your own home, you choose comfort that suits your lifestyle; for an investment property, it is important to retain the features its prospective buyer or tenant needs.

An example from Panorama tower

In May 2026, we noted that six-room apartments in Panorama rented out faster than five-room apartments, despite having less floor space and less attractive views. This example shows how important the additional room was to some tenants.

The number of rooms alone does not determine the price. The view, floor area and layout also affect the outcome. The advantage of a six-room apartment needs to be assessed alongside its other characteristics.

Our approach to the decision

If the aim is to rent the apartment out and later sell it, we advise against removing the sixth room without a compelling reason. First, compare the floor plans, view and purchase price with five-room alternatives. At a similar purchase price and with other factors being equal, a six-room apartment offers more scope to justify a higher rent and sale price.

This is not a promise that the market will remain unchanged: supply may shift over the next two or three years. Our recommendation is based on our experience in this segment and families’ practical need for an additional bedroom.
