Davidson: advertised at ₪3.49 million, sold for ₪3.25 million

A three-room apartment on a high floor in Davidson was offered at ₪3.49 million. The listing described 75 m², a separate 16 m² balcony, one parking space and two storage rooms. The sale on 9 January 2026 was for ₪3.25 million — ₪240,000, or 6.9%, below the asking price. Joffe Realty confirmed the match between the listing and the sold apartment.

For a buyer allowing ₪3.3 million for the apartment itself, this is a revealing example: the listing appeared too expensive, but the final price fitted the budget. Additional purchase costs must be calculated separately. Joffe Realty recommends checking suitable apartments against Davidson sales and discussing the seller’s specific terms before ruling them out solely because of the advertised price.
