Asking prices and sale prices in Park HaYam, Bat Yam: seven examples

Imagine finding an apartment in Park HaYam. The tower, layout and location by the sea suit you, but the listing asks ₪3.99 million. ‘I would buy it for ₪3.4 million, but almost four million is too much,’ you think, and continue your search.

Some time later, you learn that it sold for ₪3.25 million. Less than you were prepared to pay. The obvious question is: why did I not even try to discuss the price?

An advertised price does not always tell you what an owner will ultimately accept. Even after a price reduction, a substantial gap can remain between the asking price and the completed sale. A suitable apartment is therefore worth considering both for its advertised price and for the possibility of discussing purchase terms.

In this article, Joffe Realty presents seven actual sales in different Park HaYam towers during 2025–2026. We show what was asked and what was paid, so you can see the difference through specific transactions.

A four-room apartment on a high floor in HaYam Tower was offered for sale with views of the sea and Tel Aviv. In early January 2025, the asking price was ₪3.92 million. The price changed several times, reaching ₪3.3 million by 6 May. That was still not the final amount: on 4 June, the apartment sold for ₪3.25 million.

The gap between the January asking price and the sale was ₪670,000. Of this, ₪620,000 had already come off the advertised price, and the completed sale was another ₪50,000 lower. An apartment that might have exceeded a buyer’s budget at almost four million shekels ultimately sold for substantially less.

A four-room apartment on a high floor in Home & Sea was offered at ₪4.2 million. It has 104 m² of apartment space and a 12 m² balcony with no balconies overhanging it. On 15 February 2026, the asking price was reduced to ₪3.99 million. It seemed the owner had already made a substantial move toward a buyer’s price.

Yet on 7 September, the apartment sold for ₪3.66 million — another ₪330,000 below the reduced asking price. The gap from the ₪4.2 million offer was ₪540,000. A buyer who saw only the ₪3.99 million listing and decided it was unaffordable might never have considered buying it for less.

A three-room apartment on a high floor in Davidson Tower was advertised at ₪3.49 million. The apartment has 75 m², plus a separate 16 m² balcony. It also includes one parking space and two storage rooms. On 9 January 2026, it sold for ₪3.25 million — ₪240,000 below the advertised price.

For a buyer with ₪3.3 million to spend on the apartment itself, that difference is decisive. The listing exceeded the budget, while the actual sale price fitted it. Finding out whether the owner would discuss that amount, however, required taking the next step after viewing the listing.

In Karney Yam, a four-room apartment on a high floor with a 12 m² balcony was offered at ₪3.09 million. On 26 December 2025, the asking price fell to ₪2.95 million. On 8 January 2026, the apartment sold for ₪2.9 million.

The advertised price first fell by ₪140,000, and the sale was another ₪50,000 lower. The total gap was ₪190,000. For someone looking within a three-million-shekel budget, that change could have brought Karney Yam back onto the shortlist.

A four-room apartment on a middle floor in Yam Tower, also known as White Tower, was offered with a 16 m² balcony, a 6 m² storage room and a wide parking space. In early November 2025, the asking price was ₪3.9 million. During November, it fell to ₪3.69 million, and by 15 December the price was ₪3.65 million.

The sale took place on 9 February 2026 for ₪3.55 million. That was ₪100,000 below the December asking price and ₪350,000 below the early-November figure. A buyer who remembered White Tower from its ₪3.9 million listing and never returned to it could have missed how much the required budget had changed.

In YBOX, a five-room apartment converted into four rooms was offered at ₪4.49 million. It is on a middle floor, with a 26 m² balcony facing the sea. On 22 December 2025, the apartment sold for ₪4.2 million.

The gap between the asking price and the sale was ₪290,000. For a buyer who wanted this particular tower, a large apartment and this layout, discussing the price could have made more sense than immediately ruling out the property because of the advertised amount.

In April 2026, a five-room apartment on a high floor in Eden Tower, with a 14 m² balcony and two underground parking spaces, was offered at ₪4.185 million. On 14 April, the asking price was reduced to ₪3.95 million. By 27 April, the apartment had sold for ₪3.78 million.

Even after the advertised reduction, the sale was another ₪170,000 lower. The gap from the April asking price of ₪4.185 million was ₪405,000. This is another example of why a substantial reduction in a listing does not necessarily mean that the owner has already named the final price.

How to use this information when buying

Yonatan Joffe highlights a situation familiar to Park HaYam buyers: someone rules out an apartment because of its advertised price, even though the seller might consider a lower offer. It is particularly useful to investigate this possibility when the tower, layout and coastal location are a good fit.

Start with three steps:

  1. Find comparable completed sales, especially in the same tower with similar areas and room counts.
  2. Check the listing history: when the apartment came onto the market and how its price changed.
  3. Discuss a specific offer, including payment terms and the handover date. Base the amount on comparisons, rather than an arbitrary discount percentage.

A large gap from an earlier asking price does not by itself prove that a purchase is good value: the seller’s original expectations may have been too high. What matters more is how the final price compares with the apartment and available alternatives.

The comparison is useful for sellers too. Nearby listings show owners’ expectations, while completed sales show amounts that market participants have accepted. Both sources matter when deciding on a price and a selling timetable.
